Public Sector Consulting

Project descriptions for the most recent projects I contributed to while at Willdan Financial Group.
Crossroads Area Redevelopment Study and Analysis for the City of Omaha: Recently concluded conducting a market analysis of a regional mall redevelopment project by creating a demographic and economic profile that will evaluate the current health of business environment surrounding the Crossroads development and nearby competition through analysis of existing housing, retail, office, entertainment and intuitional conditions, and evaluating future demand for residential, commercial and office uses.   Also created a Comprehensive Market Feasibility Study Report that describes the current market of Omaha as well as the regional trade area for the Crossroads Project. It includes a market assessment of the regional drawing power of the location, development strategy of a mixed-use and high-density transit-oriented district, and evaluate any retail leakage from Omaha that robs the City and State of sales tax revenue.

Fort Lauderdale’s City-Wide Economic Development Strategic Action Plan: An economic development baseline profile report; identification and recommendation of potential City-wide economic development incentive programs for business retention and recruitment that are applicable to six geographic sub-areas and citywide; an entrepreneurial development and empowerment strategy, a targeted industry growth strategy, and a retail recruitment strategy; an implementation program and “economic dashboard” benchmarking metrics to measures the success of strategies and initiatives; and sources and uses of funding to support plan implementation (grants and other alternative funding opportunities allocated to each of the plan’s five-year implementation horizon).

The City of Kalispell Core Area Commercial Market Analysis:  The Market Analysis assisted in the redevelopment of the Core Area in accordance with the vision to revitalize the Core Area while retaining its character and identity. This Market Analysis identified the opportunities to realize the vision, the impediments to implementation, and provide direction on bringing the plan from concept to reality by analyzing the plan’s impact on fiscal revenues, job creation (both one-time construction and ongoing permanent jobs), and indirect spending. It also evaluates the environmental, social, and other public benefits that are difficult to quantify, but have a positive impact on the community.
